Keep the President or other Board member(s) informed of the results of each property tour and the status of all maintenance. Make telephone numbers available to assure emergency communication. Provide quick response to every emergency, 24 hours per day.

Overall, to make the job of being on the Board of Managers easy and efficient. By our handling all management affairs completely, and by keeping the Board totally informed, the Board job becomes a true board of trustees function: decision-making and policy direction to management.

Results That You Can Expect

Cost Efficiency of Operation

Typically, Advantage operates a condominium community for a monthly owners’ condominium fee of ten dollars less per unit per month than other management companies. Savings in the first year can approach ten percent of the operating budget. The savings typically come from management-controlled expenses such as postage and copies, and re-bidding insurance and other contracts. These savings make a direct addition to the reserve fund. We analyze each line item in your budget, knowing what works well for our other communities.

Homeowner Satisfaction

Good communication eliminates problem homeowner calls. There are two key factors to homeowner satisfaction. The first is prompt returns of phone calls. The second is being on site to look at maintenance or to meet with owners.

Minimum Delinquencies

Fee collection success is a result of our persistent effort. Statements are sent mid-month. The tighter the collection policy is, the greater the success.

Building a Strong Reserve Fund

Advantage Property Management, Inc., communities typically have between $2,000 and $3,000 per unit in the bank. 

Efficient Maintenance

Good maintenance and long-term planning are the result of our managers' experience in maintenance. We communicate with the owners involved. We keep the Board informed about the status of maintenance.

A very experienced business manager, Erin has taken the lead on a number of properties. She has superb people skills to complement an intense goal-oriented management style.
Gail has handled all the management of a landscaping business for many years and now manages our largest community, on-site. She is highly experienced at dealing with the public and obtaining results. Clients love her very personable manner.
